On Sept 22, price fields for 2021 will become available and along with them, we’re bringing more transparency to rental listings in the Hamptons. To ensure renters see consistent pricing and availability for a particular rental property, any changes to the below fields made to an open rental listing will now be reflected across all listings for that property:
- Pricing updates
- Rental availability
- Seasonal pricing
What this means for you
When you make a change to the pricing or availability on a listing, the changes will be reflected on all other relevant listings with the same address. Meaning, if a property is listed and advertised by many brokerages, those listings for the same property will share consistent information.
What this means for the consumer
Less confusion! With these changes, we are creating a better rental experience, with more consistency and transparency for the renter. Now, renters can spend less time asking questions, and get started booking their rental in the Hamptons.

Steps to Edit Pricing on a Listing:
- Log into your Out East account
- Go to ‘Agent Tools’ found at the top of the screen
- Select the option "My Listings" from the drop-down menu
- Hover over the listing you would like to edit, and select the 'Edit' icon
- In the Pricing section, click the 'Edit Property Pricing' button (screenshot below)
- Update the listing as needed, then click 'Save’

What is changing?
We are bringing more transparency to rental prices in The Hamptons. Beginning Sept 22, when an agent updates pricing, seasonal pricing or availability for a rental listing, those updates will be reflected across all related listings, to offer an accurate picture of the actual, most up-to-date cost and availability of the property.
When is this happening?
Agents may enter 2021 pricing beginning Sept 22. The 2021 price fields will go live on the consumer Out East site on October 14th.
Will renters notice?
Our aim is to offer an accurate picture of the actual, most up-to-date cost and availability of the property. Renters may notice fewer stale listings on the site, meaning more leads to agents' listings that are actually available.
Why are you making these changes? Why now?
This update is a continuation of the work we’re doing to bring clarity, transparency and accuracy to the shopping experience in the Hamptons. Similar to NYC, it’s common in the Hamptons for multiple agents to market a rental listing (referred to as an open rental). This creates a confusing experience for home shoppers who have to sift through duplicate listings and potentially conflicting information. Out East launched with a simplified experience for renters by combining all copies of a listing into one page, ensuring the listing only shows up once in search results and allows for easy scrolling through each agent’s version of the listing.
With this update, we’re streamlining how rental prices appear on Out East to ensure renters see consistent pricing and availability for a listing.
Does this change how I enter my listings on Out East?
The steps to create or edit a listing will be the same (Agent Tools > My Listings) but in the Pricing section of the Edit screen there will be a link to "Edit Property Pricing". Changing pricing or availability for any rental period will now affect all listings on the site for that property.
Changes made on Out East will automatically be reflected across the remaining Zillow Group sites, including Zillow, Trulia, and Hotpads.
Will the updates that are made by other agents to the property pricing also feed to our own brokerage website?
Yes, if a brokerage website is powered by Out East via RETS or CSV then the price advertised will syndicate to that brokerage's website as well.
How will agents know when a change is made?
To ensure all agents representing a rental listing stay up-to-date, all agents associated with a rental listing will receive a real-time email notification when pricing or availability information changes.
